How to use Qualified Roofs
From a storm to a signed roof, in one console.
This guide walks the app the way you will use it: pick the doors worth knocking, learn why each one scored, get the owner on the phone, and work the lead with your team. Read it top to bottom once, then jump to a section from the list whenever you need it.
Start here
Every single-family home in Dallas–Fort Worth has a Roof Score from 0 to 100. The higher it is, the likelier that roof needs replacing now. The score is built only from public records: NOAA hail data, county appraisal rolls, and city re-roof permits. Your job in the app is a four-step loop.
- 1Filter to the doors you wantjump →Use the left rail in the console. Counts update as you go. Save the recipe as a view when you like it.
- 2Click a home to see why it scoredjump →The right panel shows the reasons, the hail that hit it, the roof age, the owner, and one-tap Navigate / Street View.
- 3Get the owner's phone numbersjump →One credit per lead, charged only when we find contacts. Trace one home from the panel or hundreds at once from the table.
- 4Work the lead with your teamjump →Exported or traced homes land on the shared Leads list. Assign, add tasks and notes, move the status, and log what happened at the door.
Getting in
Go to Register and enter your name, work email, a password of at least 8 characters, and the sign-up code you were given. The first thing you do in the app creates your company workspace with you as its owner.
Sign in with email and password. If you open a page like the console while signed out, you are sent to sign in and then straight back to where you were going.
An owner sends you a link that looks like qualifiedroofs.com/join/…. Open it and you will see the team's name.
- No account yet
- Fill in name, email, password and press Create account & join. No sign-up code needed.
- Already signed in
- Press the Join button. If that's the wrong login, use “Use a different account”.
- Link says expired or used
- Links work once and last 7 days. Ask the owner for a fresh one.
- “Already has its own workspace”
- Your login already owns a workspace with data in it. Sign up with a different email, or ask the owner to send the link to a new address.
Everyone on a team shares the same leads, credits, HQ and JobNimbus connection. Only the owner can invite or remove people, and connect or disconnect JobNimbus. Everything else is open to every member.
The console
The console at /console is where you build lists. It is one screen with five areas.
- 1 · Top bar
- Live counts for your current filters, your credit balance, ROI, help, the Data pill, search, the map / split / table switch, and Export CSV.
- 2 · Filter rail
- Every filter, plus Sort by distance and your Saved Views. The rail changes the counts, the map, the table and what Export downloads.
- 3 · Map
- Colored by score band. Zoomed out you see density cells; zoom in and each dot is a home. Hail swaths are drawn in amber.
- 4 · Table
- The top 1,000 matching homes, ranked. Check rows to export or trace just those.
- 5 · Detail panel
- Everything about the selected home: why it scored, hail, parcel facts, owner contacts, and your outcome log.
The Data pill in the top bar shows whether each source is up to date. Green means fresh, amber means aging, red means a source is missing. Open it to see when hail, permits and county records were last loaded, and any coverage caveats. Check it before a big canvassing day.
Filtering to the right doors
Filters stack. A home has to pass every one you set. Start broad, watch the Homes count in the top bar, and narrow until the list is one your crew can actually work.
- Score band
- Toggle which bands show. Hot 80+Qualified 60–79Nurture 40–59Disqualified <40
- Min score
- Slide up to keep only the strongest homes within the bands you picked.
- Signals
- Owner-occupied only, Homestead only, Hail-confirmed only. Owner-occupied is the person who can say yes.
- My activity
- Hide do-not-contact (on by default), hide leads you've already worked, and show only traced or only untraced homes.
- Sort by distance
- Turn on “Closest first” to break score ties by distance from your HQ, or from any point you click on the map.
- Hail
- Minimum stone size (1.25″ is the claimable floor), how recent, and which evidence counts: radar-measured, storm report, or weather-service warning.
- Roof age
- Minimum and maximum years since the roof was built or last permitted.
- Appraised value · Living area
- Type a min and max. The value commits when you press Enter or click away.
- Re-roof permit
- Drop homes that pulled a re-roof permit in the last N years. Permit data covers Dallas and Fort Worth; elsewhere treat it as a loose screen.
- Must include
- Only homes whose score includes every signal you check, such as claimable hail or an old roof.
- County · City · ZIP
- Pick as many as you like. Type in the search box to find one quickly.
Pan to a neighborhood and press Lock to view at the top-left of the map. The counts, table, saved views and exports narrow to that area until you press Clear area.
At the bottom of the rail, + Save current view stores your filter recipe under a name. Applying a view re-runs the recipe live, so it always shows today's homes. Saved views also appear in ⌘K search. Hover a view and press × to delete it.
Map, table & search
- Zoomed out
- Circles are density cells. Bigger circle, more matching homes. Click one to zoom toward the homes inside it.
- Zoomed in
- Each dot is a home, colored by band. Amber rings mark hail-confirmed homes; dashed amber shapes are hail swaths from the last 365 days.
- Top N badge
- When more than 15,000 homes match the view, the map shows the highest-scoring 15,000 and says so. Zoom in to see the rest.
- Click a dot
- Selects that home and opens it in the detail panel, even if it isn't on the current table page.
- Columns
- Score, address, owner, year built with roof age, appraised value, hail size, and distance when a distance sort is on.
- Sort
- Click Score, Address, Built or Value to sort. Click again to flip the direction. Sorting happens across every matching home, not just the page.
- Select rows
- Tick the checkbox on a row, or the header checkbox for the whole page. A selection bar appears with Export selected, Get contacts and Clear.
- Export all N
- When the list is longer than the page, the header offers “export all N” for the whole filtered set.
Press ⌘K (or Ctrl+K), or click the search box. Type at least two characters of an address, owner name, or parcel number. Saved views match too. Arrow keys move, ↵ opens, Esc closes.
Reading a home
Select any home and the right panel fills in. The header shows the address, the score ring, the band, and distance if a distance sort is on. Two buttons are built for the doorstep: Navigate opens driving directions and Street View opens a look at the roof. + Add to leads puts the home on your team's list by hand.
- Score
- The reasons that drove the score, in plain words. Amber dots are storm reasons. “How this score works” explains the points.
- Hail
- The largest claimable stone over this parcel, the date, and where the size came from. “No qualifying hail” means nothing at or above 1.25″ hit it in the window.
- Parcel
- Year built, roof age with its basis (a permit date or an estimate), appraised value, living area, owner-occupied and homestead flags, the parcel number, matched permits, and the owner's name and mailing address.
- Contacts
- Owner phone numbers and emails from a skip trace. See the next section.
- Log
- Record what happened at the door and see everything logged before. See Logging results.
Owner contacts & credits
A skip trace looks up the owner's phone numbers and emails so you can call before you knock. It costs 1 credit per home, and only when contacts are found. No contact, no charge. Results are saved to your workspace, so reopening a home later is free.
Open the home, go to Contacts, press Get contacts. If the county lists a person's name as owner, By owner name looks that person up directly and can surface co-owners the address lookup misses.
- 1Check the rows you wantTick rows in the table, or the header checkbox for the whole page.
- 2Press Get contacts in the selection barA confirmation shows exactly what will run: homes already traced and homes without an address are skipped for free.
- 3ConfirmTwo or more homes run as a background batch (up to 10,000 at a time). The credits are set aside while it runs and any unused ones return when it finishes.
- 4Review the resultsA pill in the top bar shows progress, then turns into a green “✓ N contacts” chip. Click it to open the results drawer with every number found and an Export CSV for your call crew.
Your balance sits in the top bar. Press + Credits to buy more: presets of $5 · $25 · $125 · $500, or any amount from 20 to 20,000 credits at $0.25 each. Checkout happens on Stripe's secure page and returns you to the console. Credits usually land within a few seconds. If you run out mid-task, the app tells you and offers the top-up right there.
Exporting
Exports are CSV files that drop straight into your canvassing or CRM app.
- Export CSV (top bar)
- Downloads everything matching your filters, highest score first, up to 10,000 homes. If the list is bigger, the app asks first; narrow your filters to get the rest.
- Export selected (table)
- Downloads exactly the rows you checked.
- Formats
- The ▾ next to either button picks the layout: “Qualified Roofs — all fields” or “JobNimbus import”, ready for JobNimbus's CSV importer.
- Batch contacts
- The results drawer of a skip-trace batch has its own Export CSV with the phone numbers.
Working leads as a team
Leads is your team's shared working list. A home gets there when anyone exports it, traces it, logs an outcome on it, or presses + Add to leads. Each home has one open lead at a time.
- Table
- Every lead, newest activity first, 100 at a time with Load more. Filter by status and by owner (Everyone / Mine / Unassigned). These filters live in the URL, so a shared link keeps them.
- Board
- One column per status. Drag a card to move it. Shows up to 400 leads; the table has the rest.
- For me
- Your open tasks, the leads assigned to you, and notes where a teammate mentioned you.
A lead can move to any later open status, or straight to Won, Lost or Dead. Closed leads are locked, which frees the door for a fresh lead later. A lead that has been sent to JobNimbus is managed there, so in the app you can only close it.
Click any row or card. Esc closes it.
- Status
- One button per allowed move.
- Assignee
- Pick a teammate, or yourself to claim the lead.
- Tasks
- Add a task with an optional due date and assignee. Tick it when done. Only the person who added a task, or the owner, can delete it.
- Owner contacts
- The skip-trace results for this home, with the same DNC flags as the console.
- Add a note
- Free text. Use the Notify chips to @mention teammates; they see it under For me → Mentions.
- History
- A permanent log of every status change, assignment, task and note, with who did it.
- Send to JobNimbus
- Appears when your team has connected JobNimbus. Pushes the lead with address, score and any dialable number.
Check rows in the Table view for Export CSV or Send to JobNimbus (up to 50 at a time). After a push, a readout lists each lead as pushed, skipped or failed with the reason.
Logging results & ROI
Every door you log makes the app smarter and shows you what the tool is returning.
In the console detail panel, open Log and tap what happened:
- Do not contact
- Hides the home from everyone on your team while “Hide do-not-contact” is on in the rail. Use it the moment a homeowner asks.
- Inspection booked · Job won · Job lost
- Also move the lead on the Leads list to Appointment, Won or Lost.
- Hide leads I've worked
- Once you log anything on a home, that rail switch keeps it out of your next list.
Press ROI in the top bar for doors worked, inspections, jobs won and lost, and your close rate. Enter your average profit per job to see an estimated return. The counts are real; the profit figure is your own assumption and stays on your device.
Settings
Open Settings from the ⚙ button in the console.
- Headquarters
- Type your office address and press Find on map, or click the map to drop a pin. Drag the pin to fine-tune. This anchors “Closest first” sorting.
- Team
- See who's on the team. Owners can Generate invite link (shown once, valid 7 days), revoke pending invites, and remove members. Removing someone unassigns their leads; history keeps their name.
- JobNimbus
- Owners paste a JobNimbus API key to connect. The app tests it before saving and shows only the last four digits after. You also get a webhook URL to paste into a JobNimbus automation so job updates flow back.
- Sign out
- Top-right of Settings.
Shortcuts
- ⌘K
- Open search from anywhere in the console (Ctrl+K on Windows).
- ↑↓↵
- Move through search results and open one.
- Esc
- Close search, any dialog, or the lead drawer.
- ↵
- In the filter rail, commit a typed number, a view name, or a task title.
- ↵Space
- On a focused row in the Leads table, open that lead.
Glossary
- Roof Score
- Our 0–100 rating of how likely a roof needs replacing now. 80+ is Hot, 60–79 Qualified, 40–59 Nurture, below 40 Disqualified.
- Reason codes
- The plain-language reasons on the Score tab. They are what drove the number.
- Claimable hail
- Hail of 1.25″ or larger, recent enough to likely support an insurance claim.
- Hail evidence
- Where the stone size came from: radar-measured, a storm report, or a weather-service warning.
- Hail swath
- The footprint a storm's hail left on the ground, drawn on the map in amber.
- Owner-occupied
- The owner lives there. The situs and mailing addresses match.
- Homestead
- The home has a homestead tax exemption, a strong sign the owner lives there.
- Roof age
- Years since the roof was built or last permitted. Old roof means 15 years or more. “est” means no permit was found and the age is inferred.
- Re-roof permit
- A city permit for a new roof. A recent one means the roof was already replaced.
- Parcel # (APN)
- The county's ID for the property lot.
- Skip trace
- Looking up an owner's phone numbers and emails from their name and address.
- Credit
- The unit that pays for one traced home with contacts found. $0.25 each.
- DNC
- Do Not Call. A number on the national or state registry. Never dial it cold.
- Litigator
- A person known to bring TCPA lawsuits. Do not contact.
- Saved view
- A named filter recipe that re-runs live when applied.
- Lead
- A home your team is working. One open lead per home.
Troubleshooting
- “Query failed” with a Retry button
- The database didn't answer. Press Retry. The app never shows a fake zero, so a blank screen is a failure, not an empty list.
- The list says 0 homes
- Every score band is probably switched off, or the filters are too tight. Press Reset in the rail and narrow again.
- I paid but my balance hasn't changed
- Credits are granted by a payment confirmation that can take a few seconds. The console polls for it after checkout; if it still hasn't landed, refresh the page.
- “You're out of skip-trace credits”
- Press Add credits in that message, or + Credits in the top bar.
- A batch says it's still running
- Large batches take minutes. You can keep working; the pill in the top bar turns green when it's done, and results are also listed under Skip-trace activity.
- I can't move a lead back to New
- Statuses only move forward. Close the lead as Lost or Dead and a fresh lead can be opened on that door later.
- “This lead is managed in JobNimbus”
- Once a lead is pushed, JobNimbus owns its status. In the app you can only close it.
- Send to JobNimbus is greyed out
- Your owner hasn't connected JobNimbus yet. Settings → Integrations.
- Closest first shows “Set your HQ”
- Save your office address under Settings → Headquarters, or pick “Map point” and click the map instead.
- Only the owner can do that
- Inviting, removing, and JobNimbus setup are owner-only. Ask the person who created the workspace.
- The map is empty at street level
- Zoom out a step. Very tight views with no matching homes look blank; the counts in the top bar tell you what's really there.
